Composition of scenarios and development programs for undeveloped territories

The development project on the basis of the development scenario is, ultimately, an expanded assortment of the developer's proposal, grounded in the actual requests of potential buyers and residents (Residential buildings + transport and social infrastructure objects + workplaces at the rate of 100% coverage of the working-age population).

With an extended assortment, the developer reduces risks, the sales speed increases in multiples of the number of positions in the offer, as they are sold simultaneously and do not compete with each other.

The driver of development of territories are the economic subjects operating with obvious benefit for themselves. Development Moderator - Project Operator, providing services to project residents on a reimbursable basis.

We form the conditions under which the own development of active actors turns out to be a locomotive for the whole region on the scale of a village, city or administrative district.

Sowing Social Territorial Processes

Social territorial process (STP) is a chain of inextricably linked, interdependent phenomena and events in the social and physical space. This is the vital activity of the social system in the canvas of organized space.

The development scenario assumes the use of such STFs that will serve to form a safe and developing habitat, establish constructive social scenarios.

The ways of establishing and developing constructive social scenarios
  • Topological features of spatial formations:
    • Organization of concentrators of pedestrian traffic, nodes of increased density of street interactions - establishment of constructive street "interactions of strangers";
    • Improvement of topological "black holes", eradication of zones of "anonymous interactions" in a foreign and dangerous territory;
    • Elimination of transit traffic on secondary streets and courtyard spaces is the development of private-property relations of citizens to these territories, responsibility for what is happening there;
    • Reduced permeability of the yard space - the conditions for the emergence and development of local (neighborhood) communities.
  • Events are triggers;
  • Targeted actions of subjects of city life, city leaders and authorities.
Procedure, schematically:

The process of implementing the scenario is time-consuming, has several stages:

  • The preparatory stage, the formation in the existing external environment of communities, social and educational projects with a view to their further placement directly on the projected territory;
  • The concept of development is developed in the context of interaction with a wide range of potential residents of the project. We design only what already has customers;
  • The project trigger is the first object physically built on undeveloped territories. The use of this facility should be so important to the target audience that, for this, potential buyers will go to the "clean field";
  • The construction of the territory with queues, the sequential commissioning of objects, the planting of STP.

The principle of development of public places, hubs of pedestrian traffic

City parks, well-equipped pedestrian areas increase the value of real estate on the adjacent territory (from 5 to 10%). This resource is used to compensate for the cost of landscaping.

The operator of the project organizes the useful use of the territory by a significant number of solvent city dwellers - a condition for the development of the street business and the source of funding for the maintenance and development of infrastructure.
New formulas for the interaction of economic entities

Territorial formations develop with the obligatory and necessary condition - this should be beneficial/useful. Existing development projects, as a rule, use a formula with one stakeholder - developer / developer. Accordingly, the development of undeveloped territories is limited to a development project in the interests of the developer.

The only working way to organize a full-fledged development is to introduce new beneficiaries into the formula, the source of profit of which will be the development of the remaining areas, apart from housing construction, directions.

Thus, by the forces of economic entities acting in their own interests and without attracting additional resources of the organizer, we get:

  • Innovative educational projects;
  • Provision of 100% of the working-age population with jobs;
  • Filling of public places with useful and meaningful activities for citizens;
  • Development of socially significant social projects.
Activities to attract and organize new beneficiaries can also and should make a profit. This is the role of the Operator (moderator) of the development program.

In our projects, we developed two scenarios for the development of territories suitable for re-use:

  • City of Farmers;
  • City of Engineers.
