Problems

Territorial formations develop with the obligatory and necessary condition - someone should be profitable / useful. Existing development projects, as a rule, use the formula with one stakeholder - the developer / developer. Accordingly, the development of undeveloped territories is limited to its interests - a development project.

The result is a monofunctional, monotonous area building with a residential fund. To attract buyers into such projects becomes more and more difficult. The speed of sales and, accordingly, the timing of repayment of borrowed funds - are unpredictable.

The existence of a stable demand for housing (for example, in Moscow and Moscow Region) does not guarantee the success of a single construction project due to high competition.

The process of implementing the scenario is time-consuming, has several stages:

  • The preparatory stage, the formation in the existing external environment of communities, social and educational projects with a view to their further placement directly on the projected territory;
  • The concept of development is developed in the context of interaction with a wide range of potential residents of the project. We design only what already has customers;
